Step by step to your dream home 

Buying a property is always a little adventure. Our aim is to support our clients in all matters.

  
1. Where do I want to buy

You have already found the right place for yourself or even fallen in love with a village. Perfect!    Otherwise, just fill out our "wish list" and we will start searching for you.  

2. How do I use my property 

This is a crucial question.  

The holiday home: A holiday property should be as easy to maintain as possible. A large garden can easily become a challenge. The choice of Campo or village is purely a matter of taste. In Campo a car is absolutely necessary. In villages, not only on the coast but also in some mountain villages, you will find good shopping facilities, restaurants and bars. Here you don't need a car, because the public transport is reliable and cheap.    

The permanent residence: Do you have a job and children? Please remember

- connection to public transport / school bus

- schools and sports facilities in the nearby area

- shopping facilities

- medical doctors and health centres  

The retirement home: To spend your well-deserved retirement under the sun of Andalusia. There are practically no limits for this project.  
   You are fit, love nature and are not afraid of driving? Then a cosy finca or a beautiful country villa with pool would be just the right thing.

For lovers of the typical Spanish way of life, with authentic bars, cosy restaurants and small shops, the charming mountain villages in the back-country of the Axarquia are a must. A cosy village house or a romantic country house near the village would be ideal.  
   If you love spontaneous seaside walks, bars and restaurants around the corner and all other amenities within walking distance, a chic flat or modern townhouse is highly recommended. And if you want it to be perfect - of course with sea view!  

3. You have found your dream house  What needs to be done now?

The first step is always to apply for the Número de Identidad de Extranjero NIE.

You will need these to buy a property, a car, to register with water, electricity and telephone providers and to pay the applicable taxes. Also for opening a bank account, taking out insurance and for employment contracts.  

The second step is the conscientious examination of all necessary documents required for a legal and safe purchase of real estate. This includes for example

- the seller's right of ownership (Escritura Pública de Compraventa)

- Entry in the land register (Registro de la Propiedad)

- Tax liabilities for property tax IBI (Impuesto sobre Bienes Inmuebles)

- existing mortgages

- proof of paid bills such as electricity, water and rubbish  and much more.  From these documents you can then see how much the additional costs for your property will be.  

The third step is the elaboration of the contracts, such as reservation contract, deposit contract and purchase contract by a lawyer.

Even if this leads to additional costs, we strongly advise you to commission a specialist lawyer for real estate law.  
   The fourth and last step is the verification at the notary. After the signatures of both parties, you will be certified as the new owner and receive the keys to your dream property.  

4. Help

How should I handle all this?  Keep cool and leave everything to us. We will engage a lawyer who speaks your language and will assist you in every step of the purchase process. And should there still be any questions - we are always there for you.  

5. Additional costs

The additional costs for the purchase of real estate amount to approx. 10 to 15% of the purchase price. They essentially consist of lawyer's and notary's fees, registration at the land registry, value added tax / VAT (IVA - Impuesto sobre al valor añadido) and the real estate transfer tax / GrESt (ITP – Impuesto sobre las Transmisiones Patrimoniales)
